Realtors Staging Guidelines

I unfortunately am not a stager/decorator/home cleaner.  All properties should be photo-ready when I arrive.  I highly recommend a professional home staging consultation prior to photography, as home stagers know how to get a property picture perfect! Due to liability of potentially damaging furniture, flooring, walls, decor, etc, I do not move furniture, treadmills, kitchen appliances, dog crates, etc. I also do not touch bathroom supplies so please be sure your client has removed all personal hygiene items from showers and bathtubs. If I notice a pillow on a bed isn’t sitting correctly or a mattress is showing, I will try to make it look as best as possible, but overall, the property should be ready to go when I arrive. I will move a small item if needed to get that perfect angle.


Photographer request that the homeowner NOT be present during photo session. Realtor will inform homeowner to vacate the property during photo session. Realtor does not need to be present during the photo session, however, may be present to help stage as desired.


Vacation Rental Staging Guidelines

Free minor staging services available to client who purchases Vacation Rental Sessions.

I unfortunately am not a decorator/home cleaner.  All properties should be photo-ready when I arrive.  Due to liability of potentially damaging furniture, flooring, walls, decor, etc, I do not move heavy furniture, treadmills, kitchen appliances, dog crates, etc. If I notice a pillow on a bed isn’t sitting correctly or a mattress is showing, I will try to make it look as best as possible, but overall, the property should be ready to go when I arrive. I will move a small item if needed to get that perfect angle.



Photographer request that the homeowner meet with photographer prior to photo session and then vacate the property during photo session. If homeowner cannot meet with photography prior to the session, homeowner will provide photographer with a pass code to enter the property atleast 24 hours prior to the photo session. Photographer will not travel to property until passcode is received. Upon arrival and finding passcode does not work and photographer cannot get in contact with homeowner within 15 minutes of scheduled session, photographer will leave property and homeowner will be charged full amount.

Feel free to share with your clients. Quick list of how to get a house ready for our photo session.


  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows)
  • Turn all overhead lights and lamps ON
  • Replace all burned out light bulbs
  • Use bulbs of the same temperature (ALL incandescent or ALL compact fluorescent)
  • Turn all ceiling fans OFF
  • Turn all TVs OFF
  • Turn all computer screens OFF
  • Open blinds/window treatments to let in outside light. Lift all blinds
  • Remove personal photographs (or replace with general landscape/object photographs)
  • Make all beds
  • Place all toilet seats down
  • Remove toiletries from shower/tub and open shower curtain so faucet/shower head can be seen
  • Remove small floor rugs to reveal actual flooring
  • Place all shoes/jackets in closets
  • Remove pets from areas being photographed
